YOTEL Capitol Hill

CFR was the MEP Engineer for the conversion of the existing Liaison Hotel to the YOTEL brand standards. YOTEL is a UK based hotel group that designs their spaces with the independent tech-savvy traveler in mind. Their hotels embody a modern minimalistic design and give their guests a sense of community with areas for social gatherings, co-working, and exercise. The hotel expanded from 343 to 399 guestrooms and included MEP design on all floors of the building except the garage. Renovations included exterior façade and café lighting upgrades. First floor renovations included lighting and electrical engineering for common areas, corridors, elevators, meeting spaces, and lobby. Lighting, electrical, and plumbing was provided for the restaurant/bar area and for 80+ guestrooms renovated on the 2nd-9thfloors. There was a major MEP redesign to add ~41 new guestrooms on the 2nd and10th floors in place of old meeting rooms, executive offices and former larger guest suites. This included full MEP design of properly sized HVAC units, bathroom plumbing, lighting, electrical, and fire alarm.

Rouge Hotel Renovation (Banneker Hotel)

Client: Valor Hospitality Partners
Location: Washington, DC

CFR provided MEP engineering design services for the whole building conversion from the Kimpton Rouge to the Banneker Hotel. The redesigned guestroom layouts included expanded bathrooms with conversion of tubs to showers, new entry locks, new FCU’s, as well as new lighting and control systems. The public space ground floor renovations included new AHUs and kitchen exhaust, new public bathrooms, lobby, and restaurant layout, fitness center relocation and a sidewalk café with exterior seating with lighting. In addition, a penthouse bar was designed with a small food kitchen and interior seating that opens up to an exterior rooftop patio. CFR modified and designed new MEP and fire protection systems including a stair pressurization system and a new upgraded electrical switchboard.

WESTIN ANNAPOLIS

Location: Annapolis, MD

CFR provided plumbing and electrical design for renovations to 75% of the 225 guestrooms including all the King rooms. CFR provided plumbing design for 169 of the guestrooms which were converted from tubs-to-showers. Lighting design included: replacement of and new decorative light fixtures in the guestroom corridors and elevator lobby/foyer, and new recessed lighting at swimming pool. All lighting fixtures in the lobby/foyer were replaced with LED while maintaining dimming/control functionality and appropriate light color/CRIand levels. Electrical design included new power for new mobile key certified RFID locks at the fitness center, swimming pool, and guestrooms.

GRAND HYATT HOTEL | WASHINGTON, DC

Size: 58,100 SF

CFR provided MEP and fire protection design services for renovations of 55,300square feet of existing ballrooms, meeting rooms, and pre-function spaces at the Grand Hyatt hotel in Washington, DC. In addition, design was completed for 2,800 square feet of existing executive offices being converted into a Fitness Center. This project was designed as a LEED certified project. CFR focused on energy reduction measures through HVAC and lighting controls, as well as enhanced indoor air quality to maximize LEED points acquired by the project team. The lighting design for this project used color changing cove lighting to provide accents for a wide variety of themed events. White lighting was carefully selected to match custom chandelier color temperatures and light out puts for a balanced and clean appeal. A complete replacement of the lighting control system now allows the hotel staff to easily set scenes, modify settings, and apply “living” color effects for the ballrooms and pre-function areas as needed for unique events.

SHERATON PARSIPPANY HOTEL

CFR provided MEP engineering design services, including architectural lighting design and lighting control design for the renovation of the lobby and food/beverage spaces of the Sheraton Parsippany Hotel approximately 5,100 SF of space. The CFR team worked closely with the architectural and interior design teams to integrate lighting  into the many architectural details planned for the bar and lounge areas while also designing a lighting control system that was user friendly and also automated with the hours of operation for the space.

CFR provided electrical engineering design services for renovations to ~33,990 SF of ballroom, meeting and pre-function spaces on levels 1 and 2 of the hotel.  The rooms included the Grand Ballroom, Promenade Ballroom, Caucus Meeting Room, Executive Boardroom, Aster Ballroom, Burnham, Grant, Jackson, Lincoln, Rogers and Washington Meeting Rooms, Grand Court and Astor Court Pre-Function Rooms, and two (2) restrooms.

HAMILTON HOTEL BALLROOM

CFR provided MEP design for the renovation of ~20,000 SF of the Hamilton Hotel located in Washington, DC. Renovations included a tunnel connection between the Hamilton hotel and the Almas Shriner building, upgrades to the lower level and Mezzanine meeting space in the Almas Shriner building, addition of eight (8) new guestrooms and renovation of office space in the hotel.  CFR provided the design for new PTAC units, power, lighting, fire alarm systems, and HVAC modifications.

RITZ CARLTON TYSONS - LOBBY LEVEL RENOVATION

CFR provided MEP engineering design services for the renovation of the lobby level of the Ritz Carlton in Tysons Corner. The renovation consisted of the transformation of an existing restaurant into three (3) meeting rooms with two (2) manual partitions, revamping the existing bathrooms, extending the Entyse Restaurant bar and reworking of space for a mobile buffet, new ADA restrooms, and new decorative lighting in the lobby, registration, promenade, fitness center, and elevator lobbies. CFR provided all the necessary mechanical, plumbing, and power to accommodate these renovations.

Client: 3 Stars Brewing Company
Location: Washington, DC
Size: 7,000 SF

This  project included MEP engineering design services for the renovation of ~7,000 SF of space on the main floor.  Renovations included a bar with comfort cooling and the “Funkerdome” sour fermentation area with specialty cooling. Services also included the design of new bathrooms, and provisions for in-house bites and light fare from guest chefs.
